After the Home Inspection: A Practical Repair-Request Plan

Read the findings before negotiating

An inspection report can contain a long mix of observations: routine maintenance, items needing further evaluation, and potentially significant problems. Start by understanding which is which. A photograph of a worn fixture and a recommendation for a structural specialist should not receive the same response.

Separate the report from the agreement

Do not treat every inspection finding as an automatic promise by the seller to repair it. Review the purchase agreement, any signed repair agreements, and applicable requirements with your agent. The California Department of Real Estate describes inspections as an opportunity for buyers to evaluate condition and negotiate repairs. The actual obligations in your transaction need a specific review.

Make the request clear

For significant items, obtain an appropriate professional assessment or estimate. A useful proposal identifies the problem, the requested resolution, and the timing. Buyers and sellers can discuss repairs or a credit, but any credit must also work with the buyer's financing. Avoid vague promises such as 'fix plumbing' when the parties mean different things.

Document the outcome

Put agreed changes in writing and keep invoices, permits where applicable, and completion records. Arrange any agreed verification before closing. Sellers should continue to disclose known issues; an unsuccessful repair negotiation does not make a discovered problem disappear. The Prestige Team can help organize the discussion and bring in qualified specialists when a finding needs more than a general inspection.
