Buying and selling together involves more than choosing two closing dates. Map out the money needed for the next purchase, the timing of sale proceeds, your financing requirements, and where you will live if the dates do not align. Start this conversation before making commitments on either property.
Selling first can clarify your available proceeds, but it may require temporary housing and storage. Buying first can reduce pressure to choose the next home quickly, but it requires a financing and cash-flow plan that works before the existing property sells. Have a lender evaluate your actual position instead of assuming equity is immediately spendable cash.
Discuss sale contingencies, possession arrangements, and proposed timelines with your agent. Confirm what each agreement requires and what happens if a transaction is delayed. A seller's acceptance of one arrangement does not guarantee that every other party will accommodate it. Coordinate lenders, escrow, and moving plans early.
Consider the cost of an extra move, storage, temporary lodging, or overlapping ownership if applicable. Decide which inconvenience is more manageable for your household.
