Our experience has taught us exactly where to focus the budget for repairs and or upgrades, ensuring they maximize buyer appeal, translating to higher offers and less time on the market. Not only do we provide the contractors for the job, which often have worked with us in the past, we also manage the project, ensuring it gets done correctly and on time. With a firm pulse on current home trends and buyer wants, our designs and color choices are purposeful and meant to captivate the attention of today’s home buyers.

Our recommended upgrades and/or repairs usually depend on the budget for the property. Obviously, the larger the budget, the more you can do! However, it is important to note that most of our sellers that are remodeling to sell do not have a huge budget, but we manage to transform the properties nonetheless!
But a general list of least to most expensive renovations can potentially include:
Timeframes for completing a renovation or repair project vary by the job. Installing new flooring and paint on a property can take about a week, where full-blown remodels, which involve flooring, paint, countertops, cabinets, electrical, etc, can take from 4 to 6 weeks.
Cost for renovations and repairs vary, we’ve worked with budgets of a few hundred dollars, all the way up to $100,000+ in renovations, so it really depends on the property and budget.
We recently renovated a 3 bedroom 2 bath home with a new kitchen, new bathrooms, new flooring, new paint & baseboards, new recessed lighting, and electrical switches. The cost of the renovations was just over $39k. The investment lead to a listing with multiple offers over asking, netting the seller $186,000 over our original asking price.
Coordinating renovations and/or repairs is part of our listing package, and therefore does not cost our sellers any additional money for us to manage the project. Learn more on our Concierge Services page!
