How are home prices and values calculated?
Real estate property is assigned a value by a licensed appraiser when either refinancing or purchasing real estate. The appraiser uses recent sales of comparable homes in your area to assign a value. They considers several different factors when assigning a value to a property, such as location, condition, number of stories, and property specs such as sq. ft., number of bedrooms and baths, etc. After gathering information on local comparable sales and taking into account their sale price and condition/specs into account, the appraiser will calculate the approximate market value of the home.
